The Saxon Real Estate and Construction Management (SIB) has handed over the last of four rental spaces in Löhrs Carré to Leipzig University to house ScaDS.AI Dresden/Leipzig.
It was already clear at the time of the first notification of requirements at the end of 2019 – in line with the importance of the topic – that a considerable amount of space would be required in several stages, which could only be covered by renting. The SIB conducted the first rental agreement as early as mid-2020, and the first rental spaces totaling 2,700 m² were occupied from November 2020 and April 2021. In 2022, demand for space increased faster than expected. Fortunately, a further 2,770 m² was secured in Löhrs Carré in 2023 thanks to another rental agreement, which will be handed over in stages in October 2024 and March 2025. This means that modern and contemporary workspaces with a total of 86 offices and 11 meeting, seminar and conference rooms are now available on two floors.
ScaDS.AI Dresden/Leipzig hosts the “Living Lab” event and exhibition area, which serves as a bridge between science and society. In addition, there are other specialized project rooms: the Motion Capture Lab for analyzing the movements of people and objects, the multifunctional Audio-Video Lab for creating teaching and training materials, recording interviews and for observational studies, and the Laser Cutter Room for producing mathematical puzzles.
For over 20 years, SIB has been performing central tasks for the Free State of Saxony: the planning, implementation and management of state construction projects and properties. The portfolio comprises over 2,900 buildings, including universities, cultural institutions, police stations, judicial buildings and administrative buildings.
The Real Estate Management department manages the real estate portfolio, which serves to house authorities and other institutions of the Free State of Saxony, optimizes the real estate portfolio continuously, through active location and space management. If accommodation in state-owned properties is not possible, they research suitable properties on the basis of existing market knowledge and conditions, negotiate rental agreements and conclude and adjust as soon as requirements or framework conditions change.
The activities associated with renting properties include coordinating the general conditions with the user in advance and the subsequent rental market research. The SIB must conduct a complex and time-consuming contract negotiations with potential landlords before a rental agreement. Once the SIB has concluded a tenancy agreement, contract controlling, checking and processing of invoices and ancillary cost statements are carried out.
